UDIA WA Finalist - Nicheliving Beckenham

As Perth’s largest, most affordable new home and land developer, Nicheliving has always been a strong contender for the Urban Development Institute of Western Australia (UDIA) Awards for Excellence. After winning the top prize in the Affordable Category for its Medina project last year, Nicheliving has once again received recognition for 2017, with its Beckenham development named as a finalist. 
 
Due to the negative impact of urban sprawl on the Perth metropolitan area, Nicheliving recognised the pressing need for higher density, affordable housing in well-established suburbs. Capitalising on an opportunity for a transit-oriented development in an infill location, Nicheliving developed its Beckenham project on a parcel of land located only 13 kilometres from the Perth CBD, and just 50 metres from the Beckenham train station, which underwent $6.5 million worth of upgrades while the development was underway.
 
Nicheliving Beckenham is the ultimate mix of affordability and sustainability. This two-stage development commenced with 26 grouped dwellings in a range of double and single storey homes and townhouses that were designed by award-winning architect Zuideveld Marchant Hur. The second stage of the development came in the form of 66 architecturally designed multiple dwellings; 49 2 bedroom/2 bathroom and 17 1 bedroom/1 bathroom apartments.
 
For $100,000 less than the inner city equivalent, buyers were able to obtain one of these contemporary apartments with all necessary shopping, education, recreation and medical facilities located in their immediate surroundings. Starting from $299,000, Nicheliving Beckenham apartments offered a real, affordable alternative to CBD living without compromising on quality or the convenient lifestyle. The grouped dwellings were priced from $339,000, which is around 30% lower than the median house price in Beckenham for that time ($489,000, 2014. Source: REIWA) and almost 40% lower than the median house price for the wider metropolitan area in Perth for the same period ($551,500, December 2014. Source: REIWA).
