Award-winning Homes Bring New Choice To Prestige Suburb

Almost 50 years since the first homes were built in Willetton, a new generation of affordable housing is helping buyers re-discover one of Perth’s much-loved older suburbs.

Nicheliving’s architect-designed terrace homes, in Portcullis Drive, were this week named WA’s best Affordable Development in the prestigious Urban Development Institute of Australia (UDIA) 2019 Excellence Awards. (24/9/18)

The $150 million development spans eight-hectares  and comprises 257 contemporary single and double storey strata-titled homes on an average lot size of 270 sqm.

It is the first major new home release in Willetton for many years and the project has been consistently bucking the trend in Perth’s lacklustre real estate market with strong price growth and rapid sales. Stage one was unveiled in 2017 and quickly sold out. Stages 2-4 are now under way and most of them have been sold. The final Stages 5 and 6 are due to be completed by December 2020.

Nicheliving Managing Director Ronnie Michel-Elhaj, said the UDIA award was a great tribute to the company’s vision and innovative approach which made it possible to deliver affordable homes in a prestigious location at a price first home buyers, families, downsizers and investors could afford.

“As Perth’s largest affordable new home and land developer, we are very selective when it comes to choosing locations. We actively seek out infill sites that align with the Government’s strategy for growth to 2050.

“Willetton is very desirable from a lifestyle point of view. It’s an older suburb, so there are already great amenities such as shops, schools, hospitals, recreational facilities and public transport links, and a limited supply of land for development which offers great potential for capital growth.

Strategically located between the Cannington Strategic Metropolitan Centre, the Murdoch Specialist Activity Centre and opposite the Canning Vale Industrial Park, Nicheliving Willetton is close to major employment hubs and inside the sought-after catchment for both Willetton Senior High School and Rostrata Primary School.

The centrepiece of the development is 8000sqm of public open space which connects with the nearby Woodthope Park.

Willetton’s scale in the Nicheliving Portfolio was step up for the developer which has built its brand on infill developments that meet a shortage of quality, affordable homes close to Perth. Nicheliving Willetton is Perth’s largest survey strata development in an infill location.

Each stage in the development  includes a choice of ten house designs, with four interior décor schemes. The all-inclusive package price includes carpets, blinds, water-wise landscaping, external fencing, reticulation, clothesline, quality kitchen appliances and smoke detectors.

“Nicheliving  has a unique business model which allows us to deliver outstanding homes at a very affordable price.,” Ronnie Michel -Elhaj said.

“Being both the landowner and property developer and builder, we have ultimate control of over the design and can make best use of the land. We also have significant buying power which enables us to reduce construction costs.

“Innovative building techniques play an important role too.Nicheliving, we design and manufacture our own range of homes in controlled environment which saves construction time and has positive knock-on effects like reduced labour and material costs, and less construction wastage Mentions our Gold environmental accreditation

It all helps minimise the cost of the build and the price to the customer with great quality finishes and specifications.”

The new Nicheliving Willetton homes have sustainable living built in with solar passive orientation, and a range of inclusions designed to reduce household running costs, including water-wise landscaping and water-efficient fixtures and fittings.
